In property management companies, who is responsible for purchasing?

It's all in the lease agreements. Typically, the owner of the property is responsible for the care and maintenance of a property. This is true of most properties rented by owners, usually apartments/houses.Then there is the commercial side where some tenants are on a double or triple net lease. In most of these cases, a double net tenant is responsible for the building in all the capacities as an owner. And in some, if not all triple net leases, the tenant is also responsible for property taxes and other related city/state taxes/fees.I highly suggest you look up the definition of the single net lease, double net lease and triple net lease to enlighten yourself. And if you use a property management firm, read their contract carefully, and not all property management firms are the same.
